Apparently One in Three Home Sales Fall Through. The Old Way Is Running Out of Time.
One in three sales apparently fall through before completion. ( see whitepaper page 22 for figures and source). For buyers and sellers, that can mean lost money, broken chains and plans that collapse overnight. For estate agents, it can mean months of work ending without payment. Yet the property industry has somehow learned to treat this level of failure as normal. It is described as part of the job. Something that has always happened and probably always will.
I do not believe that. The problem is not that property professionals are not working hard enough. Most are working incredibly hard. The problem is that they are trying to manage one transaction across disconnected systems, inboxes, telephone calls, portals and filing cabinets.
Everyone holds a piece of the information, but very few people can see the whole picture. The seller believes the process is moving forward. The buyer is waiting for reassurance. The estate agent is chasing everyone involved. The solicitor is waiting for documents that should have been available much earlier. The mortgage broker is progressing the finance, often without visibility of the wider transaction. Everyone is busy, but nobody is truly in control.
Something has to change
We cannot solve a fragmented transaction by asking people to send more emails. We cannot create certainty by making more telephone calls. We cannot keep expecting skilled professionals to carry growing caseloads, work for unsustainable fees and rescue problems that should have been identified months earlier. Most importantly, we cannot continue telling consumers that this is simply how moving home works. It does not have to work this way.
A different model is possible, but it requires us to rethink when the transaction begins, how information is collected, how progress is shared and how the people involved work together. It also requires professionals who are willing to stop defending a process that is clearly no longer serving them or their clients.
We have been building an alternative
For several years, we have been working on a very different way to prepare, manage and complete a property transaction. It begins earlier than the current process. It brings information together instead of scattering it across different systems. It gives the people involved greater visibility of what is happening. It allows risks to be identified before they are powerful enough to destroy an entire chain.
It changes the role of the professionals involved from constantly chasing the transaction to actively managing it. Most importantly, it is designed around one outcome. The direction of travel is already becoming clear. Upfront information, earlier preparation, digital property records and greater transparency are moving rapidly from industry discussion towards expectation.
The businesses that understand this shift early will have time to prepare, adapt and lead. They will be able to offer consumers something increasingly valuable: greater certainty, better communication and a transaction that feels properly managed. Those who continue relying on the old process may eventually discover that consumers and better professionals have already moved on. The question is no longer whether the home-moving process will change. The question is who will be ready when it does.
