Mind The Gap.

Part Three: The Agent Can't See it, But the Client Feels it.

The agent walks out of the listing presentation certain it went well. Every question answered. Every comparable cited. Market knowledge on full display.

The client sits down afterward and feels something they can't quite name. Not distrust exactly. Something quieter. A held breath. A wait and see. They'll sign, probably. But they'll watch every step from here with one eyebrow raised.

The agent felt expertise. The client felt a gap.

Competence answers the questions a client asks out loud. It does nothing for the one they don't. Can I trust this person with the biggest transaction of my year, possibly my life? Expertise was never going to answer that. Only character does.

This is the illusion sitting underneath almost every listing presentation in the industry. The agent believes they've closed the gap because they've demonstrated skill. The client never measured skill in the first place. They were measuring something else the entire time, and the agent, fluent in comparables and blind to the actual test, walked straight past it.

So the client signs, but without loyalty. They comply, but with apprehension. They cooperate, but they double check. Every update gets read twice. Every silence gets filled with doubt. Not because the agent is incompetent. Because competence was never going to be the thing that earned the client's ease.

The cruellest part of this is how invisible it is to the agent standing inside it. They can't see the gap because from where they stand, there isn't one. They did the job. They answered everything. The client's hesitation reads to them as a difficult personality, an anxious client, market conditions, anything other than the actual explanation: the client was waiting for trust, and got expertise instead.

A client who trusts you completely doesn't need convincing. A client who's merely impressed by you needs managing for the rest of the transaction.

That's the tell. Watch which one you're doing.
