Mind The Gap

Part one of a series watching what agents do, not what they say they do.

Ask any agent what they're building and you'll hear the same words. Relationships. Trust. Service. A reputation that lasts longer than the transaction.

Now watch what they actually do for one working day.

Nameless leads bought in bulk. A script that isn't theirs, delivered like it is. A fee dropped to win the listing. A pitch built to close, not to connect. Volume chased because volume is measurable and trust isn't.

That's the whole series in one sentence. Not the tactics. The gap between them.

The only thing worth measuring in this industry is the distance between what an #estateagent says they're trying to do, and what they're actually doing. Everything else is just what that gap looks like from a different angle.

Low fees and high volume aren't a strategy. They're the gap wearing a strategy's clothes. An agent who believed their own value wouldn't need to out-cheap the next name on the rotation. They'd only need to be trusted more.

Scripted pitches aren't a skill. They're the gap outsourced. If the words were actually yours, you wouldn't need someone else's.

Comparison and competition aren't the market being tough. They're the gap institutionalised. An industry that teaches agents to win by being cheaper, faster, louder than the agent next door has already conceded that character isn't the thing being sold.

Scarcity thinking isn't caution. It's the gap's natural climate. You only fight over scraps when you've been trained to believe trust is finite. It isn't. Competence is finite. Trust compounds.

And the finite game itself, chasing the next deal, the next quarter, the next lead batch, is what you get when nobody's taught you there's an infinite one available. One where the object isn't to win. It's to keep playing, keep being trusted, keep being chosen again without having to ask.

None of this is really about volume, or fees, or scripts, or scarcity. Those are symptoms. The domino is the gap itself, and the entire coaching industry, Ferry, Panos, Carruth, has built a business model on selling #realtors better tools for operating inside that gap. Faster ways to generate more nameless leads. Sharper scripts to convert them. None of it closes the distance between what agents say and what they do. It just makes the gap more efficient to run.

This series is going to sit and watch agents work. Not to judge them. To notice the gap, name it plainly when it shows up, and ask the only question that matters:

How effective is it, relative to what you say you're trying to do?

Visibility, recognition and respect are what you get chasing the gap. Implicit trust is what you get when you close it.
