MI Guidance Is No More – Time to Lead, Not Just List
This Tuesday at 1pm, Property Matters returns with a conversation many in the industry didn’t expect to be having – not this soon, and not in this way. With National Trading Standards’ material information guidance now withdrawn, estate agents across the UK are left with a silence where there was once a growing set of expectations.
Our guest this week is Rowan Waller – an ex-estate agent with over 20 years of experience and the voice behind The Property Pen. Rowan joins Gareth Wax and Hamish McLay to reflect on what this sudden removal of guidance means for the market, the profession, and for buyers and sellers alike.
While the guidance was always just that – guidance – it represented a clear direction of travel. A nudge toward transparency. Its absence now raises a bigger question: how far are agents prepared to go without being told?
Rowan offers a measured, professional response – the sort of approach many would hope becomes the standard, not the exception. He explores how good agents already act in the spirit of openness, yet also acknowledges how the lack of clear rules can create confusion, inconsistency, or worse.
There’s something revealing in how the sector responds to moments like this. Without checklists and mandatory phases, it becomes less about compliance and more about culture. About values. About how much you’re willing to disclose because it’s the right thing to do – not just because someone said so.
This week’s podcast isn’t a takedown or a defence of the system. It’s a wider reflection on where the responsibility sits now – and whether the property sector is ready to carry it.
Catch the episode live on Tuesday at 1pm, or watch later on demand. The recording will be available on our YouTube channel and shared across our usual platforms.
