Past noon and beyond the foolish part of April 1st, Property Matters is set to air a new episode at 1pm. This instalment welcomes a fresh voice, Chris Tremlett 💭🏠 , the co-founder of the UK Homes Network (UKHN).

As we transition from March to April, Chris shared an impactful message: "UKHN isn’t just about listening; it’s about active networking and forging robust connections that elevate your business to unprecedented heights."

March was marred by a chaotic Stamp Duty (SDLT) fiasco, reminiscent of the upheaval experienced in 2022. This last-minute turmoil, sparked by changes that were not reversed, led to heightened emotions and a frantic race to close transactions by March 31st. This was to avoid an impending increase in Stamp Duty.

This rush resulted in tens of thousands of additional hours worked by conveyancing solicitors and conveyancers - often without extra compensation - as the majority are paid per transaction rather than per hour. Many firms recognised these herculean efforts by giving their employees the first day of April off.

The entire ordeal has proven to be detrimental to the profession, bringing no benefits but rather fostering resentment. Misplaced criticisms have been levied at conveyancers, with absurd suggestions that they should sustain such high levels of productivity indefinitely.

These criticisms expose a glaring lack of understanding by those outside of the legal profession about the intense demands and complexities of modern conveyancing. This century has particularly seen a dramatic escalation in risk evaluation responsibilities thrust upon conveyancers, underscoring the urgent need to alleviate the pressures they face.

The emergence of organisations like The UK Homes Network is a breath of fresh air in the property sector. UKHN embodies a new perspective on how the buying and selling of properties should be handled. It is a collective of individuals united by their involvement in the property sector, offering a platform for effective networking and professional growth.

Chris's background as an estate agent, combined with his keen interest in IT and social media, has been instrumental in cultivating a network that now appeals to a broad spectrum of property enthusiasts. The synergy between Chris’s professional expertise and his technological acumen was what initially attracted me to him when UKHN had just under a thousand members.

On today's show, Gareth Wax , our esteemed chair, producer, and director, along with Hamish McLay , a conveyancing collaborator, will engage with Chris. Unlike external tech advisors who often provide generic advice, Chris offers strategies and insights that are deeply relevant to property professionals.
