For those with a short-attention span, thanks for reading this far. We are now untangled.
Those that might care to understand why they lose an instruction, why the buyer doesn't buy and what truly matters in the process, read on.
I have a fascination with rabbit-holes. No idea where they might lead or why I ever go down. Curious, I guess.
Quantum Entanglement and superstring theory is one such hole.
Quantum physicists explain the theory that two particles (photons) link together in a certain way, no matter how far apart they are in space.
That they are able to interact with each other at huge distance and at 10,000 times the speed of light.
Exhibiting the same behaviour unless they are individually observed and thus affected.
It's how the world works. Energy fields (human form is essentially pure energy) interacting with each other across vast distances.
Our thoughts are energy. So too our voice and actions. Everything interacts with and impacts everything else.
Which is when estate agency loses the plot.
Throughout life, we make meaningful and less meaningful bonds with those we encounter.
Have you ever met someone and instantly felt an attraction, or a sense of affinity. Before they ever open their mouth?
That's the energy they give off. The vibration of their being. The shape and speed of individual vibration.
People entangle with each other throughout their lives.

Perhaps unsurprisingly one place where scientists predict entanglement is in our brains. It's not too much a stretch of imagination to consider that two or more individual brains interact - that our separate thoughts can be elements of the state of consciousness.
Sooner or later, someone is going to ask: "What is this good for?"
Aside for advances in computing speed, China is already working on un-hackable messaging and 100% secure electronic voting.
For realtors/estate agents, the answer is more simple.
It's beneficial to understand how the potential client thinks, feels and processes information.
It might be a straightforward transaction for the agent but never is for the homeowner.
A person who is highly attuned to the energies and emotions of those around them may be considered an empath.
Empaths are said to feel what others are feeling so deeply that they "absorb" or take on the emotions themselves, sometimes at the expense of their own emotional well-being.
They are highly intuitive and emotionally intelligent. Enabling them to read the room, pick up on other people's energy.
The "gurus" of real estate will counsel agents to be empathetic. It's not, however, simply an ability to understand what the other is feeling, but doing so at a deep emotional level.
The homeowner that is going through a repossession is feeling those deep emotions - sympathy doesn't build the relationship, particularly if it is based on self-interest rather than altruism.
The homeowner that is cautious and confused by the process of instructing an agent and of selling their home doesn't respond to a logical pitch that emphasises local market knowledge, superior customer service and great value. They silently respond to emotional vulnerability in others.
The dynamic, enthusiastic and ambitious agent is giving off vibes - vibes that attract or repel.
Great that they are being authentic, even if they aren't aware. Problem is that few potential clients are looking for F1 performance. They are feeling their way, risk-averse and out of their comfort zone. More a Mazda than Maserati.
The $64,000 question: Should agents adapt their behaviour to mirror that of the potential client. Or should they behave entirely authentically and risk alienating the homeowner?
The answer might surprise - it doesn't matter.
The energy lights the way - for both homeowner and agent.
The homeowner will choose based on the emotions (energy) that arise - do we like this agent? Then they will create an internal story for themselves that justifies that decision.
If the agent is authentic and transparent, despite all their imperfections, that might be enough to convince the potential client to put their faith in that agent. A meeting of minds, so to speak.
If the agent is inauthentic and seeks to hide behind a brand, or to focus on logical explanation, the potential client will instinctively but not always consciously pick up on that vibration. They untangle themselves and it's a polite "We'll get back to you."
Something just doesn't feel right about instructing this agency. Everything they said seemed acceptable at face-level but there was just something missing.
That, in a nutshell, is why agents lose an instruction they might have thought was theirs.
Not because of the valuation. Not because of the fee. Not because of the marketing or the customer service - but because of the Quantum Entanglement. Anyone who tells you different doesn't understand cognitive process.
There's nothing the agent can do - no amount of "overcoming objections" or "adding value".
There simply wasn't the connection. No opportunity to build a relationship.

There is a need, therefore, to make sure everyone knows WHO you are before they know how well you do what you do.
Saves time and money.
Said differently, attract those that belong in your world.

Personal Brand does the attracting. It shines a light on your values, convictions and beliefs. It paints a portrait of why people should beat a path to your door.
It's scary because it makes you vulnerable - vulnerable to others preferring someone else.
But it's the first thing we look for in anyone, estate agents included.
When you attract others with your Personal Brand, all that's required is for you to live up to it.
When you meet, the entanglement happens.
And the story begins.
