IPSA Kind Of Magic: Experience, Change and Going Solo
Some people arrive in the property search industry by accident. Others gradually grow into it over time. What often becomes clear when listening to IPSA members is that very few journeys follow a straight line.

That conversation continues this week on IPSA Kind Of Magic as Gareth Wax and Hamish McLay are joined by Sharon Whitney for another relaxed look at the different paths people have taken into the world of personal searches and conveyancing support.

Sharon has been part of the industry for many years and brings with her a great deal of experience, local knowledge and understanding of how the sector has evolved over time. More recently though, she has taken a significant step by deciding to go solo and establish her own company.

That kind of move is rarely just a business decision.

For many people, setting up independently comes with a mixture of excitement, uncertainty, freedom and responsibility all arriving at once. There is often a moment where experience quietly turns into confidence. After years of working within the industry, understanding clients, dealing with pressure and learning how things really work behind the scenes, some people eventually reach the point where they feel ready to build something of their own.

Yet that does not necessarily make the leap feel easy.

One of the interesting things about the search industry is that much of the public never really sees the people behind it. Search agents spend a great deal of time solving problems, refining information, chasing answers and helping transactions move forward quietly in the background. Relationships are built over years, trust matters enormously, and reputation tends to travel by word of mouth.

Going independent therefore carries its own unique pressures. There is the challenge of building systems, managing workflow, handling clients directly and creating something sustainable, all while continuing to deliver the standards clients already expect.

It will be interesting to hear Sharon’s reflections on that process and how it has felt stepping into this new chapter.
The wider conversation also continues the growing theme that has been emerging across these recent IPSA origin story episodes. Many within the profession did not necessarily plan to end up working in property searches. Some arrived through legal backgrounds, local authority experience, administration, conveyancing or entirely different careers altogether.

Over time though, those varied experiences become part of what gives IPSA its strength.

There is something reassuring about hearing how differently people arrived at the same profession. It highlights the human side of an industry that is often reduced to systems, forms and turnaround times. Behind every search is usually someone applying judgement, local understanding and practical experience gained over many years.

That experience matters more than ever today.

As the conveyancing process continues to become more data-heavy and increasingly digitised, many professionals are finding that the real challenge is no longer simply accessing information. The harder task is refining it properly, understanding what matters, and communicating it clearly to conveyancers and clients.

That is where experienced search professionals continue to bring real value.

This week’s discussion should therefore make for another thoughtful and easy-going conversation, reflecting not only on personal journeys into the industry, although also on the confidence it sometimes takes to step forward independently and build something of your own.
