When It Comes to Regulated Searches, Local Still Leads
There’s a growing awareness in the property world that not all regulated searches are created equal. Yes, the regulation matters. IPSA wouldn’t exist without it. Yet the way a search is handled still makes all the difference. That’s where the local touch counts, and it’s precisely what IPSA members continue to bring to the table.

This week on IPSA Kind of Magic, we’ll be joined by two well-regarded voices in the field: Mahesh Kerai and Val Bennett. Between them, they bring decades of experience delivering regulated searches with a focus on quality, responsiveness and accuracy. They understand what solicitors need, what lenders require, and how to deliver both without compromise.

It’s not about volume. It’s not about speed for the sake of it. It’s about responsibility. Search agents working in the areas they know, with the councils they work with day in and day out. Solicitors are required to apply due diligence when working with clients. IPSA members do the same. The moment a solicitor works with an IPSA agent, that first layer of diligence is already in place. It’s one less thing to worry about in a transaction that’s often packed with pressure and uncertainty. That peace of mind is no small thing.

This week’s podcast episode is an opportunity to reflect on the difference between a search being compliant and a search being useful. The difference between ticking a box and adding real value. A search can meet the minimum standard, yet still leave a solicitor with questions or doubts. A locally experienced provider won’t just provide data.
