Cladding Crisis, Confusion, and Concern: What’s Really Going On at Royal Artillery Quays?

Cladding Crisis, Confusion, and Concern: What’s Really Going On at Royal Artillery Quays?
This Friday on Spilling The Proper-Tea, we return to one of the UK’s most troubling and unresolved housing issues - the cladding crisis - with a powerful, resident-led conversation on the latest developments at Royal Artillery Quays (RAQ) in Greenwich.

With Gareth Wax as our usual host, joined also by Hamish McLay, we once again welcome Stephen Day, a passionate campaigner and long-time RAQ resident, who brings fresh insight into the Building Safety Regulator’s recent sign-off on RAQ’s remediation plan - a decision that’s left residents more confused and concerned than ever.

And this time, Stephen isn’t alone. He’ll be joined by fellow RAQ residents Katrina and Sue, who bring their own experiences, perspectives, and questions to the table as part of this critical discussion.

While the Regulator’s sign-off might look like progress on the surface, RAQ residents are asking: Progress toward what, exactly?
Despite the approval, there remains no clear detail about what remediation work will actually be done — and, crucially, no confirmation that the fire-risk cladding and combustible materials will be removed at all. Even more worryingly, Barratt, the contractor overseeing the remediation, is refusing to share the key documents that outline the scope of work.

For residents living under the constant stress of building safety uncertainty, that lack of transparency isn’t just frustrating - it’s unacceptable.

In this episode, Stephen, Katrina, and Sue break down:
What the Regulator’s approval really means for RAQ leaseholders
The dangerous implications of Barratt withholding remediation documentation
How the absence of clarity is impacting residents’ safety, finances, and mental health
Why leaseholders are increasingly losing faith in a system that claims to protect them

RAQ is quickly becoming a symbol of the wider failures in post-Grenfell building safety reform. While official bodies claim progress, residents across the UK remain trapped -unable to sell, unsure if they’re safe, and often silenced when they seek answers.
This episode asks the tough but necessary questions:
How can a remediation plan be approved without disclosing its contents to those affected?

What recourse do leaseholders have when contractors refuse transparency?

And why does it feel like developers and regulators are more accountable to each other than to the people living in these buildings?

🎧 If you’re a leaseholder, campaigner, housing professional, or simply someone who believes in justice and accountability, don’t miss this episode of Spilling The Proper-Tea. It’s honest, urgent, and unapologetically resident-led.
