Don't Make the Same Mistake: flooring fiasco
I feel genuinely disheartened when scrolling through social media and stumble upon posts by First Time Buyers (FTBs) expressing regret over their initial home purchases. Recently, there was yet another such story that underscores the importance of being proactive in the home buying journey.
Last week, a FTB completed the purchase of their new home. Their excitement quickly turned to despair as they discovered a significant slope in the living room floor. What's more disheartening is that they had noticed the slope during the property viewing but chose to overlook it. A critical misstep!
They neglected to commission a Home Buying Survey – a missed opportunity to unveil potential issues.
The sloping floor can be caused by a number of factors, ranging from long-resolved settlement to current structural problems. Unfortunately, this FTB is now seeking help when the cost or the issue in its entirety could have been avoided.
My sympathy goes out to them because, like many, they lacked the knowledge to make an informed decision. The property was sold on an As-Is basis, meaning any issues discovered post-purchase fall squarely on the new homeowners' shoulders.
Now facing an issue they must address, the FTB grapples with a sense of great regret and the realization of being stuck with a house that no longer brings joy. The uncertainty of how to rectify the situation adds an extra layer of stress for them.
This individual's story is not unique; regrettable home purchases happen more frequently than one might think. With a bit of guidance and support during the home buying process, they could have learned about essential surveys that might have flagged the floor issue beforehand. Armed with this knowledge, they could have made an informed decision – either negotiating the price down to reflect the severity of the repair or choosing to walk away.
The cost of a regretted purchase extends beyond mere financial considerations. Losing FTB status, wasted time attempting to sell the property again, and the emotional toll can be substantial. Getting burned like this may stop someone buying a home again in the future.
Basic knowledge of the home buying process could have been the lifeline for this FTB and countless others facing similar challenges. As someone with over two decades of experience in the property industry, I've witnessed the transformative power of knowledge in ensuring a smooth home buying journey and helped many FTBs avoid such mistakes.
