What’s better – a local or national agent? Who will give me the best advice?
This question came from Jeffrey:
I am looking to put a 2 bed bungalow up for sale. I chatted briefly with a local estate agent on social media who said my property has limited appeal in that it would only be of interest to people looking to downsize. He went on to say only a local agent would know how to market it to reach its maximum value.
Although my bungalow is small it is on a good size plot with plenty of scope for development with large front and back gardens and side area. It does require updating but would be a good project for someone I think to convert into a larger family home.
I don't want to go against an expert's advice but I want maximum exposure for my property. I was wondering if I should use a national estate agency rather than local to attract out of town buyers. If I do go for a national agency, would it matter as much if they were online only? I have read trustpilot reports for many of them such as Purple bricks and so would avoid those. I have also been told in a forum about Keller Williams and EXP or EXT? but as I have never heard of them I am unsure. Also if I use this agency type will I have to do all the viewings myself as not really happy to do this? Any advice would be appreciated.
