The property sector has never been short on buzzwords, yet few have stuck around as stubbornly as "PropTech." Every week brings another platform promising to transform the way we buy, sell, finance or manage property. Some offer streamlined processes. Others talk up cost savings, customer convenience, or 24/7 digital access. For agents and buyers, the appeal is obvious. Yet for legal and finance professionals, it's not always so straightforward.

Speeding up property transactions is one thing. Preserving integrity, clarity and legal certainty is quite another. As PropTech evolves, there's a growing gap between what digital platforms can do and what regulated professionals should allow. Too often, the promises made on slick front-ends mask the complexity – and sometimes the risk – hidden in the backend.

In this week's episode of Spilling the Proper-Tea, we're bringing this tension to the surface. Host Gareth Wax is joined by conveyancing collaborator Hamish McLay, alongside Property Quorum regulars Chris Gilsenan and Juliet Baboolal, for a live discussion this coming Thursday at 10am.

We’re not against innovation. Yet this episode makes space for the kind of caution that protects clients and professionals alike. Safeguards exist for a reason. Stripping them away in pursuit of speed often leads to poor outcomes.
There’s a strong case for smarter collaboration – where technology supports better decision-making rather than brushing past it. PropTech should enhance the work of professionals, not sideline them.
