On Wednesday 12th November at 1pm, IPSA Kind Of Magic turns its attention to something that rarely makes the headlines yet quietly shapes every local search – those ever-shifting council boundaries.

Hosted by Gareth Wax and joined by Hamish McLay and Jackie Dyson, this week’s discussion looks at what really happens when councils merge, boundaries shift, or whole authorities are reorganised. It might sound like a dry subject, yet the impact on local searches can be anything but. When the map changes, so does the data – and that can make life tricky for search agents and conveyancers alike.

A local land charge doesn’t simply disappear because a boundary moves. Some records stay listed under a former district name, while newer entries sit with the successor authority. Unless you know the history of that area, it’s easy to miss something important. That’s why local knowledge – and knowing who holds what – still makes all the difference.

In areas that have recently switched to unitary status, the handover of records isn’t always smooth. Land-charge data, planning conditions and environmental records don’t transfer overnight. Until everything’s fully up to date, search agents often find themselves checking both old and new registers to make sure nothing’s been lost along the way. And with the HM Land Registry continuing its digital rollout, that balancing act is becoming even more delicate.

All of this highlights a simple truth: accuracy still depends on people. Systems and software can help, yet it’s the skill, curiosity and persistence of experienced search agents that keep things right. They know which councils have merged, which boundaries have moved, and which local quirks still trip people up.
