Property Quorum: Materially Misguided? Why Important Info Deserves More Respect
Let’s be honest - most of us are a little weary of the phrase Material Information. It’s wheeled out with great enthusiasm, usually by people outside of conveyancing, armed with a shiny new “solution” that’s meant to streamline everything.

Unfortunately, these solutions often raise more questions than answers, and rarely involve the professionals who actually need the information to begin with.

Material Information (MI) may be well-intentioned in theory, it’s about providing key facts upfront to empower buyers and smooth the transaction. In practice? It’s a patchy, inconsistent exercise that varies wildly in quality - and often lands in the lap of estate agents and conveyancers to “sort out later.”

The issue isn’t that MI has no place; it’s that it’s trying to do a job it was never designed for - without the input of those who understand what actually matters.

It’s time to talk about Important Information (II) instead!

Important Information isn’t just about ticking regulatory boxes. It’s the hyper-local insight from a seasoned agent. It’s the planning context that a proper search professional knows how to flag. It’s the solicitor who knows this particular leasehold has quirks, or that the management company hasn’t filed accounts in two years. In short, II is what genuinely moves the needle in a transaction.

The MI crowd often speaks in terms of “efficiency” and “digitisation” - worthy goals, though rarely effective without context. You can’t automate nuance, and you can’t code for common sense. What we need is a better conversation - one that puts professionals with real experience in the room, rather than software developers and marketing consultants.

That’s what we’ll be doing on Property Quorum .
