What makes a great estate agency?

It's not what the estate agents think. It's not the number of instructions, market share, % of asking price achieved, days on the market etc. etc.

It's not the often "paid-for" awards they win. Or, the social media approval.

It's not even profitability.

It's far more simple - and consequently far harder to achieve.

It's a niche market and services charges make buyers think twice. There are usually several other competing properties that stifle premium prices. If a vendor has the best-fit agency, one that has experience of that type of sale and the listing is presented and marketed as well as possible, the underlying market conditions are perhaps one reason.

    Simply changing agents, hoping for a different result, is not recommended. Have you asked the agency why there have been no viewings, what they have already done, why that hasn't worked and what they intend to do about it? Vendors often leave their agency to get on with it, but sometimes they require the proverbial kick up the backside.

It targets over 50s, no pets allowed, hefty service charges and so on. The other problem is not being able to speak to the agent himself, its always the admin. Plus, this second agent is approximately 10 miles away and not one of the 4 agents in the town centre, maybe that doesn't help? Although its for over 50s I would say the residents are nearly always 70+. So maybe not being on the high street where the property is could be another issue as other similar flats are selling.  More ...
