    Alex Norris was appointed Parliamentary Under-Secretary of State at the Ministry of Housing, Communities and Local Government in July 2024. He has served as MP for Nottingham North and Kimberley since 2017. His role includes oversight of building safety, the Building Safety Regulator, and the Grenfell Inquiry response. He also leads on resilience and emergency recovery, local and regional growth, high streets, towns, and investment zones. Alex is committed to strengthening communities and ensuring safe, sustainable development across the UK.

    Adam Laidler Psychotherapist
    Adam is a psychotherapist who’s all about having real, open conversations about mental health. He has deep roots in the property management world, going back over 15 years to when he ran his own HR and recruitment company. These days, Adam spends most of his time at Self Space - a contemporary mental health company with a mission that really resonates with him: helping organisations take better care of their people. Adam’s style is relaxed and down-to-earth, making it easier for people to talk about mental health at work. He’s all about embracing life’s messiness and keeping an open mind when it comes to finding ways to support ourselves and each other.

    Andrew Bulmer FTPI FRICS
    CEO - The Property Institute
    A Fellow of both the Royal Institution of Chartered Surveyors and The Property Institute, Andrew started his residential PRS and leasehold management practice in 1995-2016, taking on the role of UK Residential Director at RICS 2013-2016, then his CEO role at IRPM. He oversaw IRPM's 2022 merger with ARMA, becoming CEO of The Property Institute, the new professional body formed from the merger. The Property Institute is the UK’s leading professional body for residential leasehold and multi-family property management, representing both individual professionals and businesses alike. Andrew is passionate about raising standards across the property management sectors and encouraging property professionals to be a progressive and ethical force for good.

    Cassandra Zanelli
    Solicitor and CEO - Property Management Legal Services
    Cassandra is widely recognised for her expertise in the industry. Amongst her industry related qualifications, she is a Fellow of TPI and an Associate of RICS. She is a member of TPI’s Leasehold and Commonhold Expert Group, and an honorary consultant to FPRA. She is a leading authority in Tribunal matters and is regularly called upon to advise and represent her national client base. Cassandra is passionate about sharing knowledge with the property management sector, and is the primary author of Legally Speaking a free online resource hub for property management professionals.

    Emma Bush
    Partner - Brethertons Solicitors LLP
    Emma is a Partner in the Property Litigation Department, specialising in contentious residential leasehold matters. Her practice includes: contested right to manage claims, property disrepair and dilapidation cases, service charge disputes and claims arising from the Building Safety Act 2022 with cases in County Court, First-tier Tribunal (Property Chamber), Upper Tribunal, Court of Appeal and Supreme Court. Emma offers a proactive approach, utilising alternative dispute resolution and pre-emptive pre-action steps to minimise litigation costs.

    Jaclyn Mangaroo
    Chief Communications Officer - The Property Institute
    Jaclyn has worked in the residential property sector for almost 20 years in a number of senior and director-level marketing, communications and PR roles, working with developers, property management and financial services firms, housing associations, and industry bodies. Jaclyn is the strategic lead of TPI’s PR and communications activities, responsible for the influence of relevant industry policy, building and maintaining strong relationships with legislators, and engaging with stakeholders across the industry to represent and maintain the highest possible reputation for TPI and the property management profession, as well as keeping TPI members briefed and informed on how policy direction and development will affect their businesses and work.

    Jeff Platt FTPI BSc (Hons) MNAEA FRICS
    By popular demand we have once again dragged Jeff out of semi-retirement to act as our host for the day. As form CEO of IRPM, Jeff requires little introduction. His diplomatic skills are legendary and no doubt he will complement the valued contributions of our speakers with a sprinkling of wit and irreverence.

    Kate Lamble
    Journalist & Audio Producer
    Kate Lamble has followed every day of the public inquiry into the Grenfell Tower fire since it began in 2018, reporting on its findings across the BBC, most notably on The Grenfell Tower Inquiry Podcast and her Radio 4 series Grenfell: Building a Disaster. An award-winning journalist and audio producer, she was previously Science and Technology Correspondent for BBC Newsnight and has been heard on a wide range of radio programmes including More or Less and The Climate Question. She has also produced and presented the Insight podcast for The New Statesman.

    Mark Snelling MCIOB FaPS Cert IOSH
    Managing Director - Safetymark
    Mark began his career in construction, setting up his own Health and Safety consultancy in 1985.
    Since 2021 he has worked in building safety providing guidance, consultancy and training to professional bodies and others. Mark is the President of the Association for Project Safety, has sat on many steering committees,
    is a member of the Home Office’s Fire Safety Reform Implementation Group and was a part of the Guidance Technical Group for the upcoming revised guide Fire Safety in Purpose Built Blocks of Flats. He is a founding Director of the Building Safety Alliance, having drafted and lead the development of their organisational capability management standard, and is a health, safety and fire consultant for TPI.

    Peter is a journalist and author who has written about the UK's housing and social housing sectors for more than 10 years, winning many industry awards for his news, features and analysis. He is a leading commentator on building safety issues, and his book - Show Me The Bodies - won the Orwell Prize in 2023.

    Roger Hardwick
    Partner - Brethertons Solicitors LLP
    Roger is recognised as one of the UK’s leading experts in residential leasehold property law and has over 15 years’ experience. He has played a key role in the development of leasehold case law and legislation. His work includes statutory lease extensions, collective enfranchisement and right to manage claims; freehold acquisitions; ground rent portfolio sales and purchases; residential service charge disputes; applications to the First-tier Tribunal (Property Chamber) and appeals to the Upper Tribunal (Lands Chamber), including applications to determine service charge liabilities, applications to appoint a manager and applications to vary leases.

    Sandra Ashcroft
    Head of Industry Competence and Culture Change - Building Safety Division, HSE
    Sandra has been with HSE since 1994, originally focusing on HR policy, organisational design, and culture change. She went on to play a key role in developing the Seveso III Directive and worked with the UN on industrial accident prevention. Sandra more recently advised on the Building Safety Act, shaping the regulated Building Control Profession and Industry Competence Committee. Currently, her focuses is on enhancing competence and culture across the built environment industries as Vice-Chair of the Industry Competence Committee.

    The European living sector remains the top pick as institutional investors continue to scale up and pivot towards the residential market, with RCA recording an increase of 57% in investment volumes in the final quarter of 2024. As we move into 2025, accessing product can be challenging and investors are broadening their focus to include wider residential typologies such as Affordable, Senior, Student and Single family.

    This seminar will take a deep dive into multifamily build to rent sector fundamentals, focussing on the opportunities and challenges investors face. We will assess the approach to European investment strategies and the tools developed to access best opportunities.

    Angela Goodings, Senior Research Director, Strategic Insights, Nuveen
    Angela is a senior research director in Nuveen's Strategic Insights team responsible for global retail and residential market research and strategy. She advises fund managers on major acquisitions, disposals and development opportunities and works closely with Nuveen’s UK and Pan European funds specialising in products including retail parks, outlet malls, multifamily and affordable. As part of Strategic Insights, Angela has led research into changing demographic, living and consumption patterns within our Tomorrows World framework. She has explored the role of real estate from both a societal and financial perspective creating impact investment initiatives and frameworks for relevant funds.

    Before joining the company in 2003, Angela worked for Urban Futures London ltd, a not-for-profit regeneration agency who managed and delivered employment skills programmes and business support initiatives across London.

    Angela graduated with a B.S. in Human Geography from the University of Reading. She is also a member of the Society of Property Researchers.
