Everyone in this market is telling the same story right now. Dire. Crushing. Pick your adjective, they're all being used, and they're all technically true. Sellers aren't coming to market. The ones who do are getting offers that make them wince. It's a rough season, and rough seasons make for great excuses.
Here's what nobody's saying out loud: a shrinking pool of clients doesn't have to shrink your business. It can, if your business was built on volume — on being one indistinguishable option among twelve identical boards on the same street. But that was always a fragile way to operate. This market didn't create the fragility. It just stopped hiding it.
The #estateagents who are struggling right now are struggling for a specific, structural reason: nothing separates them from the agent next door except who called first. When the number of transactions drops, that kind of agent is fighting for scraps of a shrinking pie, because the pie was the only thing they were ever offering.
Meanwhile there's a smaller group of agents having a genuinely different conversation. Not louder. Not more aggressive. Different.
These are the agents clients seek out by name, not by postcode. The ones whose advice gets taken instead of argued with. The ones a competitor can undercut on fee and still lose the listing, because the relationship was never priced in the first place. That's not charisma. It's not a personality type. It's not even respect. It's character — consistent, demonstrated, over time — and it produces something the market is short of right now: trust that doesn't evaporate when things get hard.
A downturn doesn't punish trusted agents. It exposes everyone who was never really trusted at all.
This is precisely the environment where being different pays off. Best-fit clients — the ones aligned with how an agent actually works — are more efficient to serve, more receptive to advice, and far harder to poach, because there's nothing generic left for a competitor to match on price. Fewer clients, better matched, is a stronger business than more clients, badly matched. It always was. It's just easier to see now.
So no — the shrinking market isn't the threat everyone's calling it. It's a filter. It's separating agents who built something from agents who were just occupying space. And AI is about to make that filter permanent: it will happily replace anyone selling comparable listings at a comparable price. It has no answer for an agent a client already trusts.
The work now isn't to shout louder into a quiet market. It's to be unmistakably, demonstrably yourself — the kind of agent worth knowing, not just well known.
