Separate Of The Development Site Workspaces that are automaticall generated for Every Development Site I or other Agents may list
on WiggyWam the Interactive Property Platform;in the coming days I will create a bespoke Development Site Workspace and Set the Tasks for the main partipants to assist them to fast track the legal completion of each development site listed on the WiggyWam Ltd Platform,irrespective of which Agent Lists it.
The Task List I create will be available as a PDF as "Guidance/Advisory" for those Development Site Owners or Pre-Qualified Property Developers and their respective solicitors,who both should ideally have Clio Accounts to further Assist legally complete site transactions in prompt time frames.
I pay forensic attention to all matters that relate to the prompt receipt of the full funding stack to enable prompt certain legal completion of all sizes of sites by suitable property developers.
Without certain receipt of funding by specific property developer for all sites openly listed on WiggyWam or Privately in related development site Workspace that is created or I create if the site is correctly classified as off market,there will be no timely new site sale/acquisitions and/or construction starts.
In some instances and for some of the sites,I may be in a formal collaboration with third Party Land & New Homes Agency as party of my Estate Agency Proposition and for them to accurately carry out GDV and Unit Valuations to the degree of accuracy that no funder or Investor or their valuer can challenge and undermine the offer price that is calculated from accuratev appraisals of sites in all size ranges I seek to progress on Wiggywam and for me alone to arrange the full funding stack myself or with relevant third party collaborators who can assist deliver it with the degree of certainty and short time frame periods that are realistically possible if the specific developer acts on all related Advisory to receive the full funding stack in shortest time frames possible.
