The Frequency Beneath The Script.

Tuning Forks and Resonance — Part Two

You can memorise every objection-handling line in the industry. The seller's nervous system was never listening to the words.

Somewhere there is a training manual that promises the perfect response to "we want to think about it." I've read a few of them. The lines are clever. They're tested, they're proven, they close deals for somebody, somewhere. And still, sellers walk away from agents who deliver those lines flawlessly, word for word, comma for comma, and nobody in the room can explain why.

I can tell you why. The script was never the thing being evaluated.

A tuning fork doesn't respond to the shape of the sound. It responds to the frequency underneath it. You could whisper the right note or shout the wrong one, and the fork answers only to the note. Sellers do the same thing to agents, minute by minute, without ever naming it. They're not grading your vocabulary. They're reading what's underneath your vocabulary, and the two are not always saying the same thing.

This is where it gets uncomfortable for anyone who's built a career on delivery. Because you can say all the right words while your body is broadcasting something else entirely — urgency instead of calm, performance instead of presence, hunger instead of service. The seller can't always name what they picked up on. They just feel a half-second of doubt they can't account for, and that doubt outlasts your closing line by weeks.

I used to think this was just intuition, the soft unmeasurable stuff nobody could put a number on. Then I read what cell biologists like Bruce Lipton have spent decades demonstrating: the subconscious mind runs the show, processing millions of signals a second, while the conscious mind — the part rehearsing your script — limps along processing a comparative handful. The seller's conscious mind is listening to your pitch. The other 95% of them is reading everything else. Your breathing. Your certainty. Whether you actually believe the thing you just said, or whether you're performing belief because the manual told you to.

That's the trap in every script-based system. It trains the 5% and hopes nobody notices the other 95% is unsupervised. Sellers notice. They notice intuitively, long before they could explain what tipped them off, and they act on it anyway.

I don't think Lamott was writing about real estate. I think she was writing about the exact thing that makes a listing appointment work or fail. The agents who succeed without a script aren't undisciplined. They've just stopped performing a version of themselves that isn't real, because performance has a frequency too, and it's a jittery, effortful one. Truth has a different frequency. Steadier. It doesn't need memorising because it isn't being retrieved from anywhere. It's just there, running underneath, and the seller's nervous system finds it before the seller's conscious mind catches up.

You are not going to out-technique a subconscious. You're likely to fail every time you try, because you're fighting on the wrong frequency entirely. The seller isn't grading your close. They're checking whether the person delivering it is actually the person standing in front of them.
